Romania Investment

Romania is an absolute gem of a property investment market with Colliers International, one of the world’s most reputable real estate consultants placing Romania in second position in the world for returns in property investment in July 2006. Also in 2006 Price Waterhouse Coopers and channel 4 ranked Romania as the number 1 property investment in Europe for the next decade.

As a full EU member since January 2007 with a rapidly growing economy the country has an abundance of unique and exciting property investment opportunities. Foreign direct investment was standing at €30 billion at the end of 2006 and with the countries GDP at an average of 6% over the last five years, almost twice what the other 25 EU member countries were achieving during the same period indicates that the economy is growing dynamically.

Current investors in Romania such as Microsoft, Oracle, Immoeast and Trizechahn have indicated that the growth potential and dynamism surrounding the country makes it a superb place for future investment. Major multinational companies such as Nestle, Orange, Procter and Gamble, Wella, Equant and GE are now present in Bucharest contributing to boosting Romania’s economy, employment levels and the growth of its property market.

Our own opinion is that with the country now being an upper middle income economy and with the government predicting a 461% increase in salaries between 2006 to 2014 this would certainly be seen as an excellent medium to long term investment opportunity with a clear exit strategy. Most of the property being sold at present is to local Romanian owner occupiers which is always a good sign as it shows a non reliance on just investors.

Over the next few years some experts are predicting a 25% capital growth increase together with yields of approx. 8% per annum.
